New 23-Storey Hotel Set to Redefine Adelaide City Stays

Familiar in name, different in feel — this new North Terrace stay reworks the brand’s signature concept just for Adelaide.

A new perspective on Adelaide is coming into focus above North Terrace, with Little National Hotel Adelaide set to open its doors in October 2026.

Marking the DOMA Group’s first expansion beyond Australia’s east coast, the arrival brings the brand’s affordable luxury philosophy into a prime slice of Adelaide real estate. While the city is no stranger to beautifully designed stays, there’s something distinctly modern about DOMA’s approach — considered, connected, and quietly elevated.

Architecturally, the 23-storey tower is designed by Bates Smart, with interiors by Luchetti Krelle. For those familiar with the brand’s Sydney or Canberra properties, the signature compact luxury remains, though Adelaide introduces a more expansive expression of the concept.

Across 237 rooms, the mix extends into luxe apartments, family suites, and — for the first time — two penthouses. At 76sqm and 90sqm respectively, each includes generous living spaces and private bars, shifting the experience from efficient city stay to something closer to a serviced residence in the sky.

At the top of the building, a rooftop lounge and bar crowns the hotel, offering a 360-degree outlook across the Adelaide Hills, coastline and riverfront parklands. Reserved exclusively for hotel guests, expect light meals and tapas served as the skyline shifts throughout the day.

Down below, the location does much of the work. The hotel sits within walking distance of the Adelaide Oval, Convention Centre, and the dining and drinking lanes of Peel and Leigh Streets, placing it firmly within the city’s most active pocket, where sport, culture and hospitality naturally overlap.

Inside, well-being and work-friendly design are threaded through the guest experience. A 250sqm Technogym-equipped gym, exclusive hotel lounge, and first-floor meeting rooms support both leisure and business stays.

With rooms expected from around $180 per night at opening, Little National Hotel Adelaide lands as a quiet recalibration of how the city centre is experienced — elevated, walkable, and just above the rhythm of it all.
