North Terrace Set to Become Adelaide’s Next Inner-City Playground

Plans have been unveiled for a $300M mixed-use precinct with apartments, cafes and culture at its heart.

Adelaide’s North Terrace is on the verge of a serious makeover — and this isn’t just another high-rise story. Centurion has unveiled plans to transform 200 North Terrace into a mixed-use precinct where city living, culture, study, and leisure blend effortlessly.

Spanning from North Terrace through to Gawler Place, the proposal features three towers, including one soaring up to 30 storeys.

At street level, food and beverage, retail, and entertainment are set to bring the precinct to life, creating a pulse that carries from day to night.

Step outside and you’re instantly surrounded by some of Adelaide’s cultural icons — the Art Gallery of South Australia, State Library of South Australia and South Australian Museum — with Rundle Mall and the recently merged Adelaide University just a short stroll away.

Even the city’s history gets its due. The 1867 heritage building on site will be preserved and thoughtfully integrated, giving the precinct a sense of continuity while anchoring a future-focused urban hub.

Centurion Executive Director David Loh says the project reflects the company’s long-term confidence in Adelaide as a city where culture, education, and commerce converge.

The development comes with a $300 million-plus price tag, with construction expected to kick off between 2027 and 2028.
