Hilton Adelaide East End
If the East End wasn’t already Adelaide’s most compelling neighbourhood, it is now. Hilton has announced its return to Adelaide, only weeks out from leaving its Victoria Square home of 40+ years. This isn’t a refresh, or a rebrand, but a full 27-storey, purpose-built return to form at 299 Pirie Street — sitting just over a kilometre from Rundle Mall, surrounded by the East End’s best dining, nightlife and cultural drawcards.
The 251-room hotel arrives as part of the $350 million Arcadia precinct, bringing a rooftop recreation deck, pool, multiple bars and restaurants, and rooms ranging from 31 to 140sqm of beautifully considered space. Designed by Loucas Zahos Architects, it has the kind of bones that make you want to book before the foundations are even poured.
Opening 2031
Marine & Harbours Hotel
After sitting vacant for more than two decades, the iconic 1978 Marine and Harbours Building is getting a full-on waterfront revival. As part of the Dock One masterplan, the Marine & Harbours Hotel from Kite Projects, Enzo Caroscio Architects, Enoki Design and Build Inc, will blend style, history, and harbour views, turning a long-forgotten landmark into a must-visit destination.
The retro boutique hotel will feature 150 thoughtfully designed guest rooms and 10 floating suites on the Port River, alongside a rooftop bar, restaurant, conference facilities, and curated food and beverage experiences. Guests can also enjoy an open-air cinema, creating a vibrant mix of leisure, work, and waterfront culture.
Demolition works will commence in the coming months, with completion of the hotel expected in 2027.
Opening 2027
Crystalbrook Sam
Crystalbrook Collection’s first South Australian hotel, Crystalbrook Sam, has just reached full height on Halifax Street, edging closer to its highly anticipated late-2026 debut. Set to bring a fresh wave of contemporary luxury to the city’s southern precinct, the 12-storey stay will house 196 design-forward rooms and suites, each styled with Crystalbrook’s signature blend of sustainability, personality and polished comfort.
Up top, a Level 12 destination restaurant is primed to become a table-to-book, where sweeping views from the CBD to the Adelaide Hills meet menus celebrating South Australian produce. Wellness lovers will be equally spoiled, with Eléme Day Spa making its Adelaide debut alongside a pool, sauna and gym. A cafe, bar and curated meeting and event spaces round out the offering — all set to elevate Adelaide’s luxury landscape and anchor a new era of stay-and-play in the heart of the city.

Hotel to Rise Above Historic Glenelg Terrace
At 1 Moseley Street, a new 10-storey hotel will rise behind Alexandra Terrace, the Victorian-era building that has long anchored this corner of Glenelg. Led by Future Urban and PACT Architects, the terrace will be carefully conserved and thoughtfully revitalised, opening to new life with a restaurant, bar, wellness spaces and suites.
Behind it, a contemporary tower will house 90 rooms, stepping lightly into the skyline while complementing the rhythm of Alexandra Terrace and the surrounding streetscape. Together, old and new are set to form a precinct that feels lived-in yet alive with possibility.

Treehouse Hotel, Market Square
Treehouse Hotel is bringing its globally recognised lifestyle brand to Market Square as part of the $400M precinct redevelopment, mixing nostalgia, sustainability, and local vibes into a hotel that’s playful, creative, and unmistakably city-centre cool.
The first Treehouse Hotel in Australia, it will have 248 rooms, a rooftop terrace, a restaurant and bar with outdoor seating, and flexible event spaces designed to do more than host guests. Think live music during Adelaide Fringe, rooftop cinema nights in summer, and design showcases during Adelaide Festival — this isn’t just a stay, it’s a city playground. Big news for Adelaide’s luxury scene: the beloved Mayfair Hotel is getting a glamorous new chapter. IHG Hotels & Resorts has partnered with Ark Capital to reimagine the heritage-listed 1930s landmark as Kimpton Mayfair Adelaide, marking the brand’s second Australian hotel. Known globally for thoughtful design, soulful hospitality and locally loved restaurants and bars, Kimpton will bring a boutique-meets-playful edge to the CBD icon. The hotel will continue operating under the Mayfair name, before a full refurbishment, with its grand relaunch slated for late 2026. A new era of luxury living (and rooftop sipping) is on the horizon.

Mount Barker $50 Million Hotel Precinct
A proposed project all but guaranteed to boost tourism, jobs and investment opportunities in a rapidly-growing pocket of Adelaide, Accord Property is seeking approval for a four-star, 120-room hotel at Mount Barker’s Summit Precinct. This game-changing hotel will be the first major tourism investment in the 50-hectare site, which already features the Summit Sport and Recreation Park, and the soon-to-open Summit Aquatic and Leisure Centre. The luxury hotel – and the integrated $15 million wellness centre planned for future development stages – will firmly put Mount Barker on the map, transforming the town into a premier regional destination for travel and leisure.
Through a competitive selection process, Accord Property has been selected as the developer, and has already partnered with a major, high-profile hotel group for the project. FAQs
Adelaide’s hotel scene is expanding rapidly, with new openings spanning the CBD, East End and beachside suburbs. Recent and upcoming arrivals include Little National Hotel Adelaide on North Terrace, Hilton Adelaide East End as part of the $350 million Arcadia precinct, Crystalbrook Sam on Halifax Street, and Kimpton Mayfair Adelaide, a heritage relaunch of the former Mayfair Hotel. Beyond the CBD, Glenelg is set for a boutique tower behind the historic Alexandra Terrace, while Market Square will welcome Australia’s first Treehouse Hotel. Together, these projects reflect a city investing heavily in both international brands and homegrown luxury.
The Barossa is gaining its first globally branded luxury stay, with the InterContinental Barossa Resort & Spa approved for development outside Williamstown. Set for a 2028 opening, the five-star resort will offer 150 rooms with vineyard views, a 130-seat fine-dining restaurant, a wellness spa and a resort pool, alongside a wider precinct featuring a boutique winery and cellar door. Until then, the region’s existing cellar-door stays and boutique lodgings remain the standard, but this development signals a significant shift toward internationally recognised luxury hospitality within the wine region itself.
Yes. Monarto Safari Resort, near Murray Bridge, is one of South Australia’s most significant new openings, offering 78 luxury rooms and 20 safari tents within the largest safari park outside Africa. A companion property, Monarto Safari Lodge, adds twenty further safari tents encircling a waterhole where giraffes and zebras roam freely. Both properties combine wildlife encounters with resort-style amenities including pools, a spa and guided safaris across hundreds of hectares of open plains, giving travellers a genuine bush experience within reach of Adelaide.
Glenelg is undergoing a notable hospitality upgrade. The George Glenelg, a five-star property near Moseley Square and Jetty Road, is in its final stages of completion and will include the Soda Rooftop Bar & Restaurant. Nearby, a second project will see a contemporary tower rise behind the heritage-listed Alexandra Terrace on Moseley Street, blending a restored 10-storey terrace with new-build rooms. Both developments coincide with a $40 million Jetty Road redevelopment, positioning Glenelg as one of Adelaide’s most transformed beachside destinations for visitors seeking a coastal stay.
The Victoria Square property has transitioned from Hilton to Amora Adelaide, taken over by Amora Hotels & Resorts from 1 July as part of a $73 million transformation. The 380-room hotel is being progressively refreshed, including its Coal Cellar + Grill restaurant and a new brasserie café, Victoria’s Table, with the full renovation running through to mid-2027. Guests can still book and stay throughout the works, with upgrades rolling out in stages rather than requiring a full closure.
Several of the new and upcoming properties cater well to families. Hotel Panorama in the southern suburbs offers Classic Family rooms alongside a gaming lounge and beer garden, while Monarto Safari Resort and Monarto Safari Lodge combine wildlife safaris with pools and accessible tent options suited to all ages. Larger CBD properties such as Little National Hotel Adelaide and the Adelaide Marriott Hotel also offer a range of room configurations, though families seeking dedicated kids’ facilities may find the safari-based properties the strongest fit.
