A traditional coastal home reimagined uses function, style and natural beauty in the most unexpected ways.

Decor style: Softly lit and naturally light, Newsa Pavilion reflects the surrounding coastal feel while weaving in contemporary conveniences and a welcomes crispness.

Favourite room: The expansive atrium style living space with an incredible scale of 6.5m high ceilings. Drenched in natural light, the room oozes modern sophistication.

A place where foreshore parks spill over onto pristine beaches and the laid-back vibrancy of Noosa’s beachside lifestyle is close at hand, Sunrise Beach on Queensland’s Sunshine Coast proved to be the perfect location for this stunning family home. An inspired transformation by Zerni Projects, Newsa Pavilion takes full advantage of the surrounding parklands, bringing the tranquillity of the home’s location into the design. That, combined with the beautiful interplay of urban and coastal living, defines this five-bedroom family home.

THE HOUSE

“When we first viewed the property, although very outdated and in need of an architectural overhaul, the home had this calming aura,” explains Director of Zerni Projects, Jayden Zernich. “The backdrop onto the natural parklands and blockwork construction made for a very quiet and peaceful home surrounded by the sounds of nature.”

Reflecting the tranquil surroundings of Dame Patti Reserve, Newsa Pavilion uses natural textures and earthy hues that are accentuated by luxurious touches to give the home a calmness that goes hand in hand with the coastal lifestyle of Sunrise Beach.

“We’d been looking for a project that we could put a coastal pavilion spin on (almost a Scandinavian barn), and this project screamed that. It had the aesthetic of two pitched barns, in opposing directions, and it was at that point we knew we’d found the one,” says Jayden. “Yet, we had to approach the project from a new perspective. We pulled inspiration from our progressive lives in Victoria’s urban setting and the laidback lifestyle of Queensland.”

THE LOOK & FEEL

Utilising the house like a pavilion, the entire home is adorned in solid tallowwood cladding (up to 5000-metres of it), set among overarching palm trees and a tropical-style garden. Inside the light and fresh coastal palette, allow the tallowwood cladding, palms and trees to act as the artwork as it’s drawn into the home through oversized windows and sliding doors.

“The objective of Newsa Pavilion was the transformation of open plan living; a marriage of the inside and outside living spaces through seamless thresholds, so that the house was utilised like a pavilion. The large double-height voids and glass openings bring the sky, light and surrounding greenery to the forefront as you transition through the property,” explains Jayden.

OPEN PLAN LIVING

Spreading across two levels, Newsa Pavilion has the feel of a coastal utopia. The ground floor features a spacious open plan kitchen, living and dining. The kitchen itself is adorned in Hermes marble, while the atrium-style living area features double void 6.5-metre high ceilings. Natural light filters through linen sheers, where a stunning B&B Italia Tufty-Too Modular Sofa beckons.

BEDROOMS

As you move through the home, two thoughtfully considered bedrooms open out to an undercover deck, while the guest master and ensuite and fourth bedroom sit adjacent to the living area. The family bathroom is a spa-like sanctuary with Hermes marble, and a Fienza stone cast freestanding bath. While upstairs, the master suite is like a private sanctuary complete with a walk-in robe, ensuite and a covered deck overlooking the tropical parkland beyond and calming sanctuary of the pool below.

“A favourite of ours is the Hermes marble used throughout the home, which symbolises our overarching approach; a juxtaposition of city and sea, light and shade. Another favourite is when you enter the master domain, steel arched rolled French doors transport you into a luxurious ‘parents retreat’,” says Jayden.

OUTDOOR ENTERTAINING

Outside, the home sit’s harmoniously within its tropical surrounds. A sparkling Tahitian style heated mineral pool features stunning white vein Travertine and is surrounded by Tallowwood decking and a tropical garden. Plus, the combination of an undercover deck, firepit and Teppanyaki grill makes this an outdoor entertainers dream.

For Jayden, though, the solid tallowwood cladding is the standout of the Newsa Pavilion project, “The warm wrapping of timber anchors the home and connects to the and traditional weatherboard coastal homes found all over Sunrise Beach. I also love how the home engages, beyond the built edge, with openings connecting to outdoor deck and garden spaces.”

THE NEIGHBOURHOOD

Sunrise Beach, with its beautiful coastline and surrounding bushland, is a laid-back beachside suburb with some serious chilled-out vibes. Here, you have the perfect combo of a peaceful lifestyle with all the perks of Noosa’s vibrant dining and bar scene on hand. With national parks to the north and south as well as fringing Lake Weyba, Sunrise Beach offers a winning lifestyle on so many fronts.

For breakfast: Chalet & Co is a pet-friendly café with great food, coffee, and beach views.

For lunch: Sunshine Beach SLSC has a sprawling deck overlooking the beach has a bistro style menu.

For dinner: In Noosaville, Sum Yung Guy is an Asian fusion restaurant with great atmosphere. 

For drinks: For drinks and tapas, Marble Bar Bistro in Sunshine Beach is a must.
