Adelaide Is About to Get Australia’s First Neighbourhood Just for First Homebuyers
If you've been keeping one eye on property listings and the other on your savings account, this might be the housing news you've been waiting for.
Here’s something you don’t see every day — an entire neighbourhood reserved exclusively for first-home buyers.
In an Australian first, Adelaide’s northern suburbs are set to become home to a new community where every allotment is reserved for first-home buyers.
The 400-home precinct will form part of Playford Alive, one of the nation’s largest urban renewal projects, creating a rare opportunity to step into a brand-new neighbourhood alongside hundreds of other first-home buyers doing exactly the same thing.
And unlike many housing announcements, this one is already happening. Civil works are underway, infrastructure is being delivered, and the first allotments are now available through Renewal SA, with homes expected to be delivered by the end of 2027.
The neighbourhood has been designed with a mix of buyers in mind. Allotments will range from compact 165-square-metre blocks through to larger family-friendly sites of around 450 square metres, while prices are expected to start from around $185,000.
Around 30 per cent of allotments will also be released through HomeSeeker SA’s affordable housing program, with eligible buyers able to access land capped at $259,000.
Renewal SA Executive Director of Residential Project Delivery, Peter Gatsios said the variety of allotment sizes reflects the changing face of first-home ownership.
“Not all first homebuyers are necessarily just starting out,” he said.
“Playford Alive was designed to help people achieve their dream of home ownership, no matter their age.”
It also helps that Playford Alive is already the real thing — a $250 million town centre, schools, a medical centre, wetlands, parklands and a train station, all there from day one.
For many buyers, though, the biggest draw will be the numbers.
Eligible first-home buyers building a new home in the precinct can access South Australia’s stamp duty exemption for new builds, alongside the state’s $15,000 First Home Owner Grant and a range of low-deposit home loan schemes. Combined, we’re talking savings up to almost $60,000.
A neighbourhood where every resident is taking their first step into home ownership? It’s a concept Australia hasn’t seen before. And with Adelaide leading the way, it might just be a glimpse at what the future of first-home buying looks like.
