Balmoral Suburb Profile 

Descend from Spit Road and the views spanning Middle Head and North Head welcome you to luxurious Balmoral Beach, a beachside neighbourhood of Mosman. Living in Balmoral means enjoying a hill-climbing enclave that offers fine dining with killer views, from renowned Sydney establishments to more casual Aussie tucker, like fish and chips at the Bottom of the Harbour. During the warmer months, Sydneysiders are drawn to this beachside suburb to splash around in the gentle currents of Hunters Bay and the Balmoral pools. Come early enough to watch members of the Balmoral Beach Club swim laps from one end of the beach to the other. 

On weekends, the population swells, and while some battle for a car park, others escape to the sheltered waters to sail, paddle, or snorkel. On the sandy shores, beach real estate can be as hard to come by as the homes on the hillside. Sandcastles and moats pop up around beach umbrellas, and it’s fun to explore marine life in the shallow rock pools. 

Cross the footbridge from Hunters Park to Rocky Point Island for some great fishing spots, or dine at one of the beautiful establishments along The Esplanade. Living in Balmoral also means enjoying lazy days along the grassy area of the promenade, where beautiful Morton Bay Figs provide ample shelter around the imaginative playground at the southern end of Balmoral Beach. The iconic rotunda hosts weddings, functions, and local festivals, such as Shakespeare in the Park and Christmas Carols during the festive season.

Balmoral Beach Club

A swimming club that boasts a membership of 2,000 plus a waiting list. Organised swim races are held at 7 am on Saturdays and Sundays and public holidays.

Balmoral Reserve

The grassy area along the promenade fills with picnickers and sunbathers throughout the summer months. Festivals and community activities, wedding celebrations and family reunions are held underneath and around the Rotunda. Rocky Point juts out from the reserve and is a popular fishing spot.
