$900M Vertical Neighbourhood to Transform Adelaide’s East End

The project will bring more than 700 homes, a hotel, retail spaces, and lively new laneways that promise to breathe fresh life into the CBD.

Big things are coming to Adelaide’s East End — and we mean big. One of the biggest-ever housing and mixed-use developments in the Adelaide CBD is officially in motion, with a new $900 million project, aptly named City East, set to transform a prime slice of the city into a neighbourhood packed with homes, a hotel, green spaces and vibrant laneways made for city living.

Backed by the State Government, City of Adelaide, Junction and Unity Housing, the precinct spans almost 8,000sqm between Pirie and Flinders Streets. Right now it’s under-used city land. Soon, it’ll be four striking towers rising up to 39 storeys and more than 700 new homes anchoring the heart of Adelaide’s cultural and commercial action.

The project aims to deliver more than just high-rises. Designed around people, the plan includes over 200 affordable apartments, giving key workers and lower-income earners the chance to live close to where they work, study and play. Layer in a 200-room hotel, commercial spaces, and a fresh network of laneways and green pockets woven throughout, and you’ve got a precinct built to hum from morning coffee runs to late-night bites.

Those behind the project aren’t holding back, calling City East nothing short of transformational. Housing Minister Nick Champion says it’s a generational opportunity to make an everlasting change in Adelaide.

“At the core of the housing offering is fairness, affordability and an opportunity in our housing market for those who want to enjoy the benefits of city living,” he said.

While Lord Mayor Jane Lomax-Smith sees it as the kind of future-focused development needed to hit the city’s 50,000-resident goal.

“When completed, the City East development will be good for residents, good for local businesses and good for the city,” she said.

For Junction and Unity Housing, it’s an opportunity to create an inclusive, community-first neighbourhood that lifts the bar for urban living in SA.

For now, the hunt is officially on for a development partner, with a national Expression of Interest opening on November 27th.

One thing’s clear: a new era for the East End is coming — and this precinct is set to be its crown jewel.
